The Union Building is a mixed use development which is located at Napier Park in Luton. Close to Luton Airport and Luton Airport Parkway Station, the project takes the opportunity presented by a brownfield site to create an exciting new, well located quarter.
As the first phase of a wider masterplan, the project delivers 401 apartments as well as commercial uses and amenity spaces. Central to the masterplan is a generous garden which links the main road bordering the site with a central avenue. The Union Building responds to this context, utilising the level change to accommodate uses which activate the site - commercial units, a gym, concierge, and residents’ amenities.
The building’s mass has a stepped articulation across three cores, and its scale is managed through the careful choice of materials - the brick gradually lightens in colour as the façade rises from the textured brick of the ground floor. Each level is articulated with a chalk white brick line. Internally, a mixture of studio suites, one and two bedroom apartments all enjoy roof terraces and private gardens, which face on to the main landscaped avenue.
