The project involves the combining of two neighbouring buildings to create a single, high quality unit, comprising Grade A offices on lower ground, ground and four upper floors, and retail units fronting Grosvenor Street and Brook’s Mews.

18 Grosvenor Street is part retained – with the façade and an interesting interior at first floor level providing distinctive character – whilst the remainder is new build, extending to the full depth of the site, with side light wells bringing daylight into the centre of the building.

 

A contemporary stone frontage to Grosvenor Street responds to the elegance of the existing street, whilst a brick clad elevation to Brooks Mews takes its reference from the warehouse aesthetic of the surroundings. Flanagan Lawrence worked closely with Westminster City Council to arrive at a scheme which seamlessly blends the site’s historic interest with new build elements.

The base build has been designed to achieve an “Excellent” BREEAM rating.
