NW04 occupies a highly public area, and is a contemporary workspace development in the heart of Wembley Park. With 15 floors of office space, NW04 continues Flanagan Lawrence and Quintain’s work on the ongoing regeneration of the Wembley area. The building has a strong civic presence, sitting comfortably alongside and complementing the Civic Centre.
The scheme creates a new public space defined by its context: the Civic Centre, Olympic Way, Engineer’s Way, and set adjacent to the new Stadium steps. Working with Dixon Jones, Flanagan Lawrence has designed a new south-facing public square, linking the Civic Centre with the wider public realm of Olympic Way. The square is refined and enclosed with a colonnade and pavilion to the east, creating a carefully scaled and detailed space for public events. The elegant grid articulation of the building’s façade rises above the pavilion, creating a massing that steps away from Olympic Way.
Active edges around the site are achieved with ground floor units providing retail space focussed on the Olympic Way and the new public square. This further integrates the development into the wider Wembley context, creating a new place for public gathering.
