Masterplanning   Slough Trading Estate

Slough Trading Estate is considered the largest development of its type in the world, occupying an area of over 500 acres along a length of 2 kilometres. The Estate is located within the Thames Valley and has good road links to Heathrow, Maidenhead, Windsor and the High Wycombe area, including the A4 Bath Road and the A355 Farnham Road.

In recent years SEGRO have considered the long term future of the estate, and started the process of preparing a masterplan with a twenty year vision of renewal and adaptation. The Estate provides around 650,000 sqm of floor space with a diverse portfolio of uses. Whilst a high percentage of the occupants are connected to light industrial works, the estate includes offices, retail, and research and development facilities.

The main concept for the STE masterplan is to extend the commercial face of the Bath Road deep into the site, towards a newly created ‘central core’. This will include a central public transport hub, and offer diverse uses such as retail spaces, hotels, leisure, and conference facilities. A widened road and new bridge will enhance the north-south connection of the site, which is currently separated by the railway. This tree-lined road will incorporate adjacent parkland, providing a destination for recreation and leisure – a fundamentally new vision for the area. The entrance to the site is marked by the urban scale of the new buildings and public art.
