Masterplanning   Greenford

This 22.7 acre site was first developed by Glaxo (GSK) in 1936 in order to facilitate the growth of the pharmaceutical company. The site was one of several new premises in London within this period and soon became the company headquarters, enjoying good transport links including road networks linking Central London with the Midlands, several rail stations and the Grand Union Canal. It also offered great potential for expansion.

Stolkin Greenford Ltd bought the site in 2011 and developed a brief for a residential-led mixed use scheme.

Constraints included the Art Deco inspired Grade 2 Listed Glaxo House, which was to be retained and meaningfully incorporated within any proposals. An existing multi-storey car park was also to be retained for the benefit of the proposed development.

Flanagan Lawrence were appointed to prepare an outline planning application for the site and a detailed application for Glaxo House. Our conversion of Glaxo House into Grade A office space received planning approval in March 2017.

The Greenford Masterplan scheme comprises a residential led mixed use scheme with 593 residential units, a retail store, cinema, restaurants, community use and associated car parking and landscaping. Retention of existing trees on site was a priority, in particular any that bordered the site and its surrounding roads.

The scheme also reactivates Berkeley Avenue, which crosses the site and had been closed off by GSK.

Given the location of the Listed building, the design for the whole site has been developed to a more detailed stage than might normally be expected for an outline application.

The scheme has been designed to be developed in a phased sequence which will suit market conditions and a sales strategy.

The aspiration for the scheme is to provide a positive development inspired by the history of the site and its existing landmark elements. The scheme will create a sense of place, providing an attractive environment for new residents and one which neighbours of Greenford Green will be able to utilise.
