234 Bath Road shortlisted for the the Offices 2000-10,000m² Category

Our 234 Bath Road scheme in Slough is shortlisted for the AJ Retrofit Awards 2017, in the Offices 2000 – 10,000sqm category. Now in their 4th year, The AJ Retrofit Awards recognise and celebrate design, engineering and construction excellence that prolongs and improves the life of the built environment. 234 Bath Road’s shortlisting for the awards programme follows the project’s recent win at the Schueco Excellence Awards 2017, where the scheme won the Refurbishment category.

234 Bath Road creates a dynamic new gateway building to the Slough Trading Estate. The Western end of the building portion re-uses the basement and pre tensioned concrete structural frame of the original building office buildings on the site. The floor plate has been extended out to the new façade line and extended 40m towards the new Eastern entrance. The 15.8m wide office floors are punctured with two full-height atria creating attractive, energy-efficient, day-lit office space.

The retrofit scheme proved commercially viable where new build was not, and resulted in the regeneration of an important but long neglected corner site on the Bath Road to the benefit of both the client, the neighbours and the wider community. Reusing the entire undercroft as well as large sections of the structural frame brought about a series of benefits including:

– Reduced use of materials and in turn embodied energy
– Reduced cost
– Reduced construction programme
– Reduced disturbance to neighbours

By providing new cladding, building services and fit out, the scheme has all the benefits of a new build, including flexible floor space to BCO standards, energy efficient building services, and a new core including new lifts and washrooms.

The retained undercroft has been refurbished to include new plant rooms, electrical charging points, cycle stores including showers, changing rooms with lockers and drying space.
